La estad\u00edstica de operaciones inmobiliarias del Colegio de Registradores muestra que el ritmo de ventas cay\u00f3 en Balears en el tercer trimestre del a\u00f1o un 3,19 % frente a las subidas constantes de a\u00f1os precedentes.<\/p>\n<p class=\"reader-text-block__paragraph\">A\u00fan as\u00ed, hasta el mes de octubre de este a\u00f1o, casi una de cada tres operaciones inmobiliarias que se hicieron en Baleares era por parte de\u00a0ciudadanos de otros pa\u00edses: el 31,46 %. Con esta cifra es dif\u00edcil que se llegue al 38 % de compras extranjeras que se dieron en 2021 ya que solo faltan tres meses para contabilizar las compras.<\/p>\n<p class=\"reader-text-block__paragraph\">Las ventas caen por primera vez en meses en Baleares en un momento en que este tipo de transacciones est\u00e1n al alza en el resto de Espa\u00f1a. Otros territorios donde la densidad de compra por parte de no residentes es tan intensa o m\u00e1s que en las Islas\u00a0mantuvieron registros positivos en la compra hasta octubre. En Alicante, el 42,8 por ciento de las transacciones que se hicieron eran por parte de extranjeros. En Tenerife, el porcentaje fue del 40,46 y en M\u00e1laga, del 33,95 %. En todos estos territorios, las cifras de compraventa por parte de extranjeros fue al alza.<\/p>\n\n<h3 class=\"reader-text-block__heading2\">M\u00e1s caro<\/h3>\n<p class=\"reader-text-block__paragraph\">El aparente frenazo en las operaciones no est\u00e1 teniendo consecuencias a\u00fan en la moderaci\u00f3n en los precios. Balears es la segunda comunidad y la tercera provincia de Espa\u00f1a con\u00a0los precios de la vivienda m\u00e1s elevados. El dato es tan elocuente como se detalla: Guipuzkoa es el territorio m\u00e1s caro de Espa\u00f1a para comprar un piso. El metro cuadrado vale all\u00ed 3.367 euros de media, lo que sit\u00faa a este territorio por encima de Madrid (3.229 euros) o de Balears (3.082 euros). Sin embargo, no parece que la raz\u00f3n del alto precio del metro cuadrado tenga que ver con la compra de inmuebles por parte de extranjeros. De hecho, apenas un 3,82 % de todas las transacciones que se hicieron en esta provincia hasta octubre la hizo un ciudadano de otro pa\u00eds.<\/p>\n\n<h3 class=\"reader-text-block__heading2\">D\u00f3nde venden m\u00e1s<\/h3>\n<p class=\"reader-text-block__paragraph\">En sentido inverso, tambi\u00e9n es significativo el hecho de que territorios que encabezan la venta de viviendas a ciudadanos extranjeros tampoco est\u00e9n en\u00a0el r\u00e1nking de los lugares m\u00e1s caros de Espa\u00f1a\u00a0para vivir. En Baleares, con un 31,46% de ventas a extranjeros, el metro cuadrado vale 3.082 euros. En Alicante, donde los extranjeros compran el 42,8 % de los inmuebles totales, el metro cuadrado vale la mitad que en las Islas: 1.597 euros.<\/p>\n<p class=\"reader-text-block__paragraph\">Tambi\u00e9n hay diferencias importantes con respecto a Baleares en otro territorio insular. En Santa Cruz de Tenerife, con un 40,46 % de operaciones inmobiliarias en manos de extranjeros, el precio del metro cuadrado es de 2.088 euros, casi un 33 % menos que en Balears.<\/p>\n<p class=\"reader-text-block__paragraph\">El debate sobre\u00a0la prohibici\u00f3n de comprar viviendas a no residentes\u00a0est\u00e1 en plena vigencia en las Islas hasta el punto de que el Govern ha creado una primera comisi\u00f3n con expertos de la Universitat de les Illes Balears para determinar si hay herramientas que permitan prohibir la compra de inmuebles a quienes no lleven cinco a\u00f1os de residencia.<\/p>\n<p class=\"reader-text-block__paragraph\">Por UH Diario.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>12.12.2022 La compraventa de viviendas\u00a0por parte de extranjeros se ha frenado durante el tercer trimestre del a\u00f1o en pleno debate sobre\u00a0si deben prohibirse o no\u00a0este tipo de transacciones.
